Ask your database in plain English. Work it one call at a time.
ProspectingView keeps properties, owners, tenants, companies and deals in one connected record set. Type what you are looking for and the grid filters itself. Then call the list with a dialer that flags dead numbers for you and never dials the same person twice.
Built for brokers, investors and their teams. Hosted in the United States.

A property knows its owners. An owner knows every deal.
Most prospecting falls apart because the property list, the owner list and the deal list live in three files. ProspectingView models them as one set of connected records, so every page you open already knows its neighbours.
Configurable pipeline
Deal stages, lead statuses, task types and call outcomes are yours to name, not a vendor's list.
The whole story on one page
Every call, note, email, task and field change on one timeline, in order, for any record.
Numbers that fill themselves in
Missing cap rate, NOI or rent per square foot are derived and labelled as estimates. Anything you typed is never overwritten.
One line. No dead air. Dead numbers disappear on their own.
Scroll to play a session, or tap a moment. Every outcome below is what the product actually does.
Reads the carrier, not a guess
404 and 604 mean disconnected, 301 and 410 reassigned, 484 invalid, 502 out of service. Busy and no-answer stay informational.
Recently-called window
Set per list, with a workspace default. One lead per person, and a promised callback that is missed becomes a task.
One line, on purpose
No predictive dialing and no answering-machine detection. A person who picks up hears you, not silence.
Checked before it rings. Remembered after it ends.
Caller ID prefers a pool number with the lead's area code that they have not seen. Daily caps and a warm-up ramp protect new numbers.
- Open to selling at the right number; wants the OM this week.
- Possible 1031 exchange, 45-day window.
- Follow-up: send OM, call back Thursday after 2pm.
Your NDA becomes a template. The signed copy comes back sealed.
Upload the agreement you already use. ProspectingView finds the blanks, maps them to merge fields from your records, and sends it for signature without leaving the record. No DocuSign seat.
A 4-page NDA becomes a reusable template in about four seconds. Personal or shared with the workspace.
CONFIDENTIALITY AGREEMENT
This Agreement is made on {{date}} between {{seller.company}} ("Owner") and {{buyer.company}} ("Recipient") regarding the property at {{property.address}}.
Recipient agrees to hold the offering materials, rent roll and financial statements in strict confidence and to use them solely to evaluate a purchase at or near the asking price of {{property.askPrice}}.
Broker of record: {{user.fullName}}.
Signer, Approver and CC roles. Reminders at 3 and 7 days.
ESIGN consent captured with a version. Signers can decline.
Optional access code per signer.
PAdES-B-T with an RFC 3161 timestamp. Only the digest leaves; the document never does.
Recipients, method, consent time, timeline, chain tip. Filed on the record, emailed to all.
A branded OM from the record, with AI writing only the words you approve.
Sale and lease flyers, brochures and full offering memorandums render from your property record and brand kit. Price, cap rate, NOI and square footage come straight from the data. Narrative sections are drafted for you, and each one can be approved or regenerated with an instruction.

Location overview
Six built-in documents
Sale flyer, lease flyer, four-page brochure, offering memorandum, letter of intent and NDA. LOI and NDA carry a not-legal-advice acknowledgement.
Numbers are never invented
Ask price, cap rate, NOI, square footage and year built come from record fields. The model writes narrative sections only.
Someone sends you an OM?
Upload it and ProspectingView drafts a Seller listing from it, citing the page each value came from. You confirm before anything is saved.
Drop in the spreadsheet. Rules map what they can, AI proposes the rest, you confirm.
Multi-tab workbooks and CSVs are profiled column by column. Addresses are normalised and geocoded so the same building never lands in your database three times, and existing contacts are matched instead of duplicated.

Tell it what your buyer wants. It tells you who to call.
Record a Buyer Need in under a minute. ProspectingView scores it against your listings and Seller listings on 16 criteria, explains why each match fits, and surfaces off-market ideas ranked by how long the owner has held and when they were last touched.
Every thread lands on the right timeline. The follow-up writes itself.
Connect Gmail, Outlook or any IMAP mailbox, per user and revocable any time. Threads with people already in your database appear on their records, newsletters are filtered out, and long threads get a summary. When you reply, the composer already knows the call outcome and streams a draft you edit before sending.
Work moves between people without leaving the record.
Tasks that live on the deal
Overview, board, list and calendar views. Sub-tasks, assignees and a Work tab on every deal and property.
Automations you can describe
Say what should happen and a workflow is drafted for you: triggers, steps and actions you edit before publishing.
Your working set, kept open
Minimise a record and it parks in a dock with its scroll position intact. Group anything into a list and open it as its own tab. Dashboards explain their own numbers.
Estimates that say they are estimates. Research that shows its sources.
One-click research briefs
Company, buyer and seller research grounded in web search, with sources listed. Buyer research fills up to 18 Buyer Need criteria; values apply only with high confidence and two or more sources.
Suggestions, never silent writes
Facts extracted from notes, calls, emails and uploaded documents arrive as proposals with their source. You accept or reject each one. Nothing on a record changes without you.
The whole workspace, on one screen.

Your data, your consent records, your call.
Four things ProspectingView will not do.
Who we are and how your data is handled.
Operated in the United States
ProspectingView is a customer relationship management (CRM) and prospecting platform for commercial real estate brokers, investors and their teams, operated by ProspectingView LLC, a United States company. Customer data and processing stay with United States infrastructure providers. Our Subprocessors page lists every vendor and its role.
Mailbox access is opt-in, per user
Each user may connect a Gmail, Microsoft Outlook or IMAP mailbox so messages exchanged with people already in the database appear on their timelines. You choose whether to connect, and you can disconnect at any time from account settings, which revokes our access. What we access, why, how long we keep it and how to delete it is set out in the Privacy Policy, including our commitment to the Google API Services User Data Policy Limited Use requirements.
AI proposes. You decide.
AI models are used for clearly labelled jobs: proposing import column mappings, drafting emails you then edit, drafting narrative sections of marketing documents, extracting facts you approve, and transcribing and summarising calls. AI output is always a proposal and can be wrong or incomplete; it is not legal, financial or professional advice. Calling, texting and recording are subject to the consent and calling-time rules in the places you call, as described in our Terms of Service.
See it on your own list.
Send a spreadsheet you already have. We will import it in front of you, search it in plain English, and dial the first ten names.
